The original villa you book cannot be changed. In case there being another villa available, this will be subject to a surcharge of 1,000 baht on top of the available villa’s rates.


Rates for our villas are per night, and for the whole property. Published rates are inclusive of following list :

  • 7% Government VAT
  • Maid service every 3 night (towels changed daily)
  • Extra towels are chargeable at 50 baht each. Extra requests for the changing of bed linen are chargeable at 500 baht per set. The maids perform a quick make-up of the room which does not include cleaning dirty dishes. If there are dirty dishes left on your departure, 500 baht will be deducted from your security deposit without notice in advance. If guests would like to hire our housekeepers for dish washing or laundry, please contact our Front service.

  • Electricity allowance (60 kw unit per day for 2 to 3 bedrooms villas. 100 kw unit per day for 4-6 bedroom villas. In excessive use, there will be an extra cost at 10 baht per unit )

Booking deposit

Bookings more than 30 days to your arrival date

  • 50% deposit payment will be required within 72 hours of booking.
  • Outstanding balance must be made 30 days before your arrival date.
  • On bookings less than 30 days to your arrival date, full payment must be made within 72 hours.
  • If guests are not able to make payment within the due dates, guests are welcome to extend for another 24 hours in writing. If there is no payment made, the booking will be cancelled automatically.

Bookings less than 3 nights.

  • Guests are able to book less than 3 nights within 7 days to your arrival date. Full payment must be made within 48 hours or the booking will be cancelled automatically.


Payments by credit card are subject to a surcharge of 3%


All villas can accommodate 2 persons maximum in each room. You can have 2 extra persons maximum in each property, which must be informed 24 hours in advance before your arrival. A surcharge for an extra person is 600 baht per night per person. Towels will be provided. The company has the right to cancel your booking without any refund if there are more than 2 extra persons without informing our staff in advance.


Children over 10 years-old will be considered as an adult. Children less than 10 years-old are allowed in each property according to the number of bedrooms. Baby cot and high chair are 500 baht per night.

Refundable security deposit

Upon arrival, a security deposit will be collected in cash, and refunded on departure less any damages or extra charges that may occur. It will be collected along with your ID card or passport.

2 to 3 bedrooms: 5,000 baht
4 to 6 bedrooms: 10,000 baht


Pets are not permitted in all villas due to some guests having pet allergies. On arrival, if guests bring a pet, the company will suggest a dog home for example or else guests are not allowed to access the property, without any refund. During your stay, if we are informed that there is a pet in the villa, the company has the right to impose a fine of 10,000 baht for a deep clean.


There will be a surcharge of 1,000 baht per key set if lost.


Daily maid services do not include dishwashing. If there are any unwashed dishes on departure, the company has a right to deduct 500 baht from security deposit without any notice.

Early check-in and Late check-out

Our earliest check-in time is 14:00 HRS. The latest check-out time is 11:00 HRS. Early check-in or late check-out are strictly subject to availability. If possible, the fee will be calculated by rate per night ÷ 24. If guests do not inform us about your late check-out, a full night will be charged.

Cancellation Policy

Cancellation by guests

Cancellation 14 days before arrival date.

  • First 50% payment is not refunded under any circumstances.
  • 50% of final balance can be refunded.

Cancellation less than 14 days before arrival date.

  • First 50% payment is not refunded under any circumstances.
  • Final balance can’t be refunded under any circumstances.

Please note: No refund can be made under any circumstances during peak season of every year from 16th Nov. – 15th Jan.

Cancellation by Habitat Rental Co., Ltd.

If a booked villa is cancelled by Habitat Rental Co., Ltd. A villa with same rate, and similar details will be replaced.


The purpose of our villas are mainly for your holiday rental. Guests should treat any villas staying as its own contents and property. Any damages that occur in our villas, the full price will be deducted from security deposit for replacement. If security deposit collected is less than the estimated damaged value, this will need to be paid at extra cost.

Personal Safety

Neither Habitat Rental Co., Ltd. nor agents can accept any liability due to any incident in or outside the villa of any nature. We suggest that guests securely shut windows and doors at night.Parents must keep an eye on children at all time when using the private and communal pools.We strongly recommend all guests to have adequate travel insurance to cover personal accidents that may occur. This must also cover theft, and comprehensive medical expenses while visiting Thailand.


Our villas are located in a gated community which some neighbors are families with infants. Please keep noise at an acceptable level after 22:00 HRS.Any complaints from neighbors after 22:00 HRS, the company has a right to ask guests to leave the property without any refund.

Force Majeure

Neither Habitat Rental Co., Ltd. nor agents can accept any liability under uncontrollable events that cause our staffs to perform tasks efficiently; for example, natural disaster, floods, closure of airports, weather conditions, delays in transportation, power failure, any acts or omissions of any government, riots or any events beyond our control.

Problems and Complaints

All villas are frequently checked, and have proper maintenance performed by a professional. If there are unexpected issue such as air-conditioning or electric appliances not working or any other similar issues, the company will take action as soon as possible.

Thailand is tropical country. It is inevitable to come into contact with insects. Please keep the surface of the kitchen clean when cooking, and make sure that all waste foods are disposed to avoid insects in the property as much as possible
